RENTAL POLICIES 

Any money received by Blue Sky Vacation Rentals for occupancy of vacation property indicated the acceptance of the terms of our Vacation Rental Agreement in full.  All policies are strictly enforced. It is the responsibility of all guests (and members of their party) to be familiar with all policies pertaining to rental.

#1 BEFORE YOUR ARRIVAL

RESERVATION REQUIREMENTS
Two night minimum, additional charges may apply for late checkouts and/or early check ins. Some holidays may have a three or four night minimum. Your reservation must be confirmed by phone with a rental agent at Blue Sky Vacation Rentals. We accept Visa, Master Card, and Money Orders. Balance is due at check in. (WE DO NOT ACCEPT CHECKS) Please reference reservation dates and order # when sending money order. Confirmation information will be given at the time the reservation is made. Upon receipt of deposit, confirmation and directions will be mailed, faxed or e-mailed to Guest.

CHECK IN TIME AND LATE CHECK INS
Check in time begins at 3:00 p.m. EST. If you will be arriving after 5:00 p.m., please contact our reservations desk 706-878-5306 so that we can make arrangements for late check-ins. While we make every effort to have your unit ready promptly, during peak season, there may be a slight delay. Your patience is appreciated.

CANCELLATIONS
Cancellations within 48 hours of when the reservation was made are subject to a $50 cancellation fee. Any reservation canceled more than 48 hours after the reservation was made will forfeit the entire security deposit. Reservations that are canceled the day before, or day of, your scheduled arrival date will be subject to an additional charge for the remainder of the rental fee. These charges will be placed on the credit card given when the reservation was made.

Privacy Policy:
All information obtained by Blue Sky Vacation Rentals will be held in the strictest of confidence. If deemed necessary, your name, address, and phone number may be shared with the Hospitality Blacklist Alliance.

NO SHOWS
Your credit card will be charged the total amount of your reservation for "no shows."

REFUNDS
No refunds will be issued for early departure, malfunctions in equipment (i.e. Hot Tubs, televisions, stereos, or VCR) or inclement weather conditions. All refunds are the decision of management based on individual's situation and request. Refunds will be prorated and issued by accounting within 2 weeks. No Cash Refunds are given.

SECURITY DEPOSIT
Security deposits are required on all property rentals. One night's rental is required in advance to make a reservation Those monies may be held as a Refundable Security Deposit. This deposit will be refunded within 10 days of departure once the unit has been cleaned, inspected and determined that the guest(s) have caused no damage or violated any policies. A minimum of $100.00 is required as the Refundable Security Deposit. Guest acknowledges Blue Sky Vacation Rentals authority to charge guest's credit card for damages to the unit occupied by the guest and/or his/her guest(s). All security deposits will be returned to the address specified by the guest at the time of booking of the initial reservation.

CLEANING FEES
A cleaning fee may apply for each reservation. Please call the office for fee amount.

CHANGES TO RESERVATIONS
Once a reservation is made, we cannot allow Guest(s) to change that reservation to another property or change that reservation for different dates of stay. We do, however, allow the Guest(s) to increase the length of reservation, if the property's availability will allow it. Blue Sky Vacation Rentals is employed by individual property owners to rent their vacation home. Once a reservation is made, that property owner is notified of the upcoming rental. Blue Sky Vacation Rentals is then obligated to submit those rental monies to them. We cannot take money from one property owner and give it to another.

LINEN
A basic supply of linens, towels, paper towel, soap, dish detergent, toilet tissue and trash bags are provided in each property. Bed linen and bath towels are not changed during your stay. The start up set of soap, toilet tissue and trash bags is not replenished, we suggest you bring extra items if needed.

LISTING INFORMATION
Information regarding individual listings is believed accurate but can not be guaranteed. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation.

SPECIAL ACCOMMODATION NEEDS
If guests have existing medical conditions (such as asthma, allergies, mobility needs, etc.) that require specific accommodations, please advise Blue Sky of these conditions BEFORE making the reservation. No refunds will be issued if accommodations do not suite your needs, unless we are made aware of them before your arrival. None of our properties are advertised and "hypoallergenic" or "handicap accessible", however, we will be happy to work with you during the reservation making process to find suitable accommodations.

RATES
Rates posted are nightly rates with the exception of the weekly rate. Rates for holidays, special events, and weekends may be higher. Rates do not include the applicable taxes (administrative or otherwise), cleaning or extra persons fee(s), and are subject to change. Most of our properties can be rented with a two-night minimum year round. Minimum night requirements may vary for holidays and special events.

RIGHT OF ENTRY
Guest(s) agree that the Agent reserves the right to enter the rental property anytime to investigate disturbances and check occupancy. An authorized employee or authorized repairman may enter the premises during business hours for any purpose connected with such repairs.

INDEMNIFICATION AND HOLD HARMLESS
Guest(s) agree to indemnify and hold harmless the Owner and Agent(s) for any liabilities, theft damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, results in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s). Violation of any of the rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent and security deposit.

AUTHORIZATION
I agree to pay all rent and/or any outstanding long distance phone charges, accept all terms of the lease agreement and accept all liability for any damage beyond normal wear and tear during the term of my lease with Blue Sky Vacation Rentals. If I fail to do so I understand that these costs will be charged to my credit card and possible loss of security deposit.

I hereby give Blue Sky Vacation Rentals permission to charge a minimum of $100.00 (one hundred dollars) of the refundable security deposit to my credit card. I understand the balance due at check-in may include a Cleaning Fee.

#2 DURING YOUR STAY
Blue Sky Vacation Rentals is employed by individual property owners to manage and maintain their investment.
Under these circumstances, we have no choice but to STRICTLY enforce the following rules:

ACCOMMODATIONS
Rental guests understand and agree that we accept families and responsible adults over the age of 21 only. Guest(s) also agree that the premises shall not be occupied by more than the number of people stated on the reservation. If the unit is occupied by more than the number of people stated at the time of check-in, an additional fee will be charged. Guest(s) in use of the property shall not offend or disturb neighbors in any manner. The use of firearms or fireworks is strictly prohibited. No drinking ALCOHOLIC BEVERAGES by persons under the legal age of twenty-one (21) is allowed. Should a Guest(s) or guest of Guest(s) be arrested for underage drinking at the rental property, this rental agreement shall be terminated and the Guest(s) evicted. Illegal drug use is strictly prohibited.

LINENS: Damaged, stained, or stolen items (beyond normal wear and tear) will be charged to your credit card and/or your security deposit. Prices for these items are available for each property upon request and MAY BE SIGNIFICANTLY HIGHER than you expect. If possible, the damaged item(s) will be mailed to you along with a receipt for the item's replacement, the cost of postage, and a $40 administrative fee.

HOTTUB: Please shower before using the hot tub. Body oils and hair will clog the filter and require additional maintenance: a MINIMUM $30 fee will apply. Be careful with the hot tub cover. They are made of Styrofoam and break easily if mishandled. Hot tub covers start at $350. Please keep replace the cover between uses. Foreign objects can fall in the hot tub, often clogging and burning up the pump. Hot tub pumps start at $500. Bubble bath or soap of any kind placed in the hot tub will result in a $75 per hour cleaning charge. Hot tubs have been drained, sanitized, and filled before your arrival. Do not touch the chemical additive floater. If during your stay, you require an additional hot tub cleaning, there will be a $35 charge. The most common reason for loss of deposit is improper use of, or damage to, the hot tub. You agree that you have check with a physician before using a hot tub or spa, as they can have potentially serious health effects.

NO SMOKING: Evidence of smoking inside the unit during your stay will result in a $150 fumigation charge. Smoking is allowed outside. Cigarette butts left on the ground, will result in a $50 cleanup fee.

NO PETS: Pets are not allowed on the property at any time. Any evidence of pets, will result in, but is not limited to, immediate eviction and complete loss of security deposit. Human assistance animals will be allowed only if accompanied by a State Certified Letter of approval.

MISC DAMAGE AND EXTRA CLEANING: Damage to any part of the property you are leasing or excessive cleaning (beyond normal wear and tear) will be billed to your credit card and/or your security deposit. Please note that EXCESSIVE CLEANING is subjective and will be decided at the sole discretion of management.

COMMON SENSE: Fireworks, firearms, illegal drugs or illegal activity of ANY KIND on the premises are strictly prohibited and may result in, but is not limited to, the complete loss of security deposit.

NOISE COMPLAINTS: Your cabin is in a residential area. Noise complaints will result in, but is not limited to, immediate eviction and complete loss of security deposit, with the minimum amount being $100.00 (one hundred dollars).

NUMBER OF GUESTS: If the unit is occupied by more than the "Maximum Occupancy" as posted on the website, it will result in, but is not limited to, complete loss of rent, security deposit, immediate eviction, and/or additional charge to credit card.

LOCKOUT POLICY
In the event a Guest(s) is locked out of the property, the Guest(s) can call our toll free number. We will provide Guest(s) with the number of a local locksmith to reopen the property. Guest(s) will pay for the cost of this locksmith.

PHONE CALLS
Most properties are equipped with local telephone service. Guest(s) agree to make all long distance calls with calling cards or personal cell phones.

FIREPLACES
Fireplaces are seasonal and are non-operational from May through September. FIREWOOD is not provided for cabins with wood burning fireplaces. It can be obtained from local markets at reasonable rates. However, most of our cabins are equipped with gas logs.

SMOKING
Smoking is not permitted inside. Outside smoking is permitted but please do not litter. Failure to obey this rule will result in loss of security deposit and/or a charge to Guest(s) credit card.

PETS
You acknowledge that NO PETS are allowed in or on the premises. Unauthorized pets on premises can result in, but is not limited to, minimum $150 clean up fee, immediate eviction, complete loss of rental fee, and complete loss of security deposit. BE ADVISED: you may be subject to criminal and/or civil action if your failure to adhere to this policy results in the loss of future rentals and/or medical complication to future guests. NO EXCEPTIONS
ARE MADE REGARDING THIS POLICY. If you break this rule, you will pay for it. Period.

#3 WHEN YOU LEAVE

CHECKOUT: Your checkout time is 11AM. We often have another family checking-in on the same day at 3pm and our cleaning staff needs at least 3 hours, so we MUST enforce the following policy: $65 per hour late fee and/or an extra day's rent may be charged. After 3pm your belongings will be removed from the premises. No refunds are given for early checkout.

TRASH: Please place all trash in provided trash bags, tie them closed, and place the bags outside in the large trash cans. You will be charged a minimum of $50 if trash is not placed in a trash can.

CLEANING REQUIREMENTS
Guest(s) are required to leave the property in the same general condition it was when Guest(s) arrived.  Dishes should be cleaned and put away.  All food must be removed from the refrigerator and cabinets.  All garbage must be put in garbage cans and not left scattered around the cabin.  Furniture must be placed in its original location.  All dirty linens and towels must be placed in bathroom tubs.   If additional cleaning is required, appropriate charges will be deducted from your security deposit.  Guest(s) is responsible for any damages, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy.  Agent(s) walk through each property after check-out to ensure the property is left in good order.  Agent(s) will make final determination of the necessity for any charges to Guest(s). 

KEYS
ALL keys must be returned to the lockbox at the time of check-out.  Guest(s) are issued one set of keys at check-in.  As our properties are privately owned, the Guest(s) are responsible for any lost keys.  In the event that keys are lost and the property must be re-keyed, the Guest(s) will be responsible for the cost of this procedure.

DAMAGES
Damages to any part of the properties contents (inside or out) will be billed to your credit card.
If you break it , you bought it. Guest(s) shall leave premises in neat and undamaged condition. Smoking is not allowed in any of our units.  Failure to follow any of these rules will result in loss of deposit and/or additional charges to the guest(s) credit card.
